268 t frame and mezzanine handed over in 15 weeks, two weeks before the refrigeration install.
The challenge
A 6,300 m² cold store on the Jeddah bypass needed its frame and 780 m² process mezzanine finished before the refrigeration contractor mobilised. The frame had to line up with insulated panel rails fixed to ±5 mm, humidity in coastal Jeddah threatened weld quality, and the client needed the building enclosed before the autumn rains.
Our approach
We coordinated the panel-rail setting-out with the refrigeration drawings before fabrication, match-drilled the mezzanine connections in the workshop so site fitting was bolt-only, and sequenced erection columns-beams-bracing behind one 70-tonne crane. Welding ran under temporary shelters with humidity checks, and the mezzanine deck was bolted and surveyed in two halves so the panel crews could start on bay one.
The result
Frame and mezzanine complete in 15 weeks — 268 tonnes, panel rails within ±5 mm on every grid line, zero lost-time injuries across 27,400 safe man-hours — handing over two weeks before the refrigeration programme started.
Scope delivered
- Panel-rail coordination before fabrication
- Frame fabricated, match-drilled & primed
- Columns, beams & bracing erected (70-t crane)
- Process mezzanine bolted & surveyed
- Humidity-controlled field welding
- Survey pack & handover documentation
They set out the panel rails off our refrigeration drawings — the panels went on without one drilled hole out of place.Project manager · Tharwa Cold Chain
