CASE STUDY

1,250 m² mezzanine erected over a live retail anchor in seven weeks of night works.

The challenge

An anchor tenant wanted a 1,250 m² mezzanine above its sales floor with the store trading every day. Openings had to be cut into the existing frame, ceiling voids above were full of live services, and the mall prohibited impact noise during trading hours and limited loading-bay use to 01:00–05:00.

Our approach

We cut and drilled only between 01:00 and 06:00 using diamond tooling with vacuum extraction to keep dust off the stock, after mapping every ceiling service with scans. The mezzanine was erected in nine pre-assembled bays with a temporary propping sequence that kept loads off the existing columns until the frame tied in, and deck sheets were laid and noise-generating works finished before each 06:00 handback.

The result

Seven weeks of night work with zero trading-hour stoppages, zero dust complaints, and a handback checklist signed every morning. The mezzanine was load-tested and handed over three days early with zero lost-time injuries across 7,900 safe man-hours.
