Five-warehouse portfolio maintained for 12 months — 3,100 assets tagged, 98% of callouts closed same day.
The challenge
A portfolio of five Riyadh warehouses was maintained by three separate vendors with no shared asset list. Roofs leaked at different points each season, AC units in the office pods failed in peak summer, and the client wanted one accountable party with a single monthly report.
Our approach
We consolidated all five sites onto one register — tagging 3,100 assets — and one reporting template. A rotating monthly planner covered responsive repairs, electrical maintenance, AC servicing ahead of summer, masonry and paint touch-ups, plus cleaning and pest control on a fixed cycle. Roof and structure inspections ran quarterly per site, and a two-person on-call rota handled nights with a four-hour response target.
The result
Twelve months across five sites: 3,100 assets tagged, 98% of 4,620 callouts closed same day, zero lost-time injuries across 16,900 safe man-hours at a peak crew of 14 — and the client replaced three vendors with this single agreement.
