CASE STUDY

2.4 km of internal roads and 18,500 m² of yard opened in 16 weeks, phased handovers.

The challenge

A new industrial park east of Riyadh needed its internal road network while fourteen tenants took phased possession of plots around it. Subgrade on the north half was loose wind-blown sand needing heavy compaction, dust from earthworks had to be controlled next to a public highway, and each road section had to open as its frontage plot completed.

Our approach

The network was cut into six sections following tenant plot completion, each built as subgrade — 95% relative compaction, verified by plate load tests — then sub-base, binder and 60 mm wearing course with kerbs and crossfalls to the storm drains. Water trucks and stabiliser ran continuously for dust, and section openings were signed off with the tenant’s own engineer present. Night compaction kept surface temperatures within spec through summer.

The result

Sixteen weeks, 2.4 km of road and 18,500 m² of yard handed over section by section, all compaction tests passing first time, zero lost-time injuries across 26,800 safe man-hours at a peak crew of 34 — with not one tenant delayed on possession.
